Its a 2 unit (2bd 1Bh and 1bd 1bh) current owner is only charging $975 each unit. It has over 4,000 sqft and potential for off-street parking in the back. With a little fixing up plus adding some rooms and making the back available for parking I can increase the rents to and above $1000 each. Avg rents in that area for a 1 bd is $1000 and for a 2bd is $1200.

I passed NYS 75-hour real estate salespersons exam and now I am registered to take the NYS state exam. But now I am looking for a sponsoring broker to work with. Any suggestions? Thanks a ton in advance.

Think you for all the helpful information. I will search BP for more information and will definitely look into getting a CPA.

For real estate investing, should I form an LLC or a corporation? I want to fix and flip and also purchase a few rental properties.

Hello all. I am a 33 year military veteran. I am currently a site manager for a commercial/industrial solar installation company. I just finished up the NYS 75 hour real estate salesperson licensing course and will be taking the course final exam this Friday and the state exam shortly after. Does anyone have any suggestions on sponsoring brokers to work for in the state of NY? I look forward to speaking with everyone and thanks in advance
