Thanks @Sarah Wheeler and @Robert Ellis, I figured that was the % range. But what makes the % higher/lower in our area? I'd assume something like an OSU rental would be closer to 12%, but would a lower income area be lower or higher % seeing how the level of rent is less but most likely a harder tenant base? Also, either of you have any names you'd recommend exploring in our city? Thanks!

Does anyone on BP have a good "pitch" or list of reasons why to convince an older seller to consider providing seller financing? Not to talk a seller into it, but a quality list of benefits to them if they were to provide seller financing.

Looking for a handful of Property Management firms in the Columbus Market to review/interview and wanted to know the average % costs for mgmt services as well as who covers what (PM/Owner) in repairs.

In the middle of trying to sell a rental I've held for 8 years and the equity in it is good enough to list as-is. Had good traffic to start but no offers. How do I attract investors and/or market an as-is sale?

If you are nervous about including the in-laws in the deal, maybe do the first rental yourself with the bank like you said and after knowing you can do it and feel comfortable with the whole financing situation of the deal, then include the in-laws. If something were to go wrong on your first investment it would just impact you and your wife (which sounds like you're ready for that risk) and not have the risk of your in-laws putting you in foreclosure lol (jk).
