Thanks @Al Alshaikh for the reach out. Life kinda of took over my time, but i did end up getting a real estate license in NY. Looking to put into use soon. Thank again I heard the market is still steady so maybe someone can advise better on it. 

@Matthew Irish-Jones thank you for the reference

Couldn't you print out a credit report with your score on it, provide it to different banks. Get some answers on what if scenarios and whichever feels good with you, you can just apply?

I always thought something like that would work, because that what i planned to do when ready to move forward with finding loans

Thank you all for reaching out. I was able to be linked to an agent with Keller Williams that is very helpful and already has added me to the MLS list. It is a lot of properties in Rochester for amazing prices, kinda of scary and exciting at the same time, because i read the deals can be good depending on the streets.

@Aqil Dharamsey I will be looking for a management company once i acquire the property so glad to know i have someone to reach out to. Looking to build my team. I'm sure those turn key properties are not below 100K. If they are i would to take a look at some of them. Also pick your brains about some of the deals i found. Always good to get a better opinion on it.

@Matt Honeyford I would love to discuss my strategy with you. i mean it a simple BRRR strategy really, nothing too fancy. My capital is a little limited but anything 70K and below seems to be a good buy for me as far as going with a conventional or hard money

Hi,

I'm starting my 90 Days challenge to purchase a property, and i have two locations i have chosen. One is GA which i am working with an agent to find a property. 

The second will be New York which i currently reside. Of course New York NY is too expensive for me, hence why i have GA. 

I started looking outside of NY city, and i've been finding a couple of deals in Rochester NY, and other areas. I was hoping to talk to an agent that can assist me with my goal for purchasing a Mutli-family home. Thank you for your time

Thank you all. Yea that seems to be what I keep hearing. I used the BP calc for my calculations and from everyone that I have interacted with, it always been 20-25%. I figured the given prices for the properties I’m lookin at could always be negotiable to have it where I do have 20% Also, would be looking for partners. You are completely correct. Sitting down with a hard money lender would be the only way. I guess I got to get outside of this fear that it could never happen for me even if I talked to them. Thank you all. I will be talking to one today. Time to jump and see how cold the water is, instead of just dipping my toes into it

Hi, 

Im looking to build a team to assist me in my out of state investing. I believe it was David Greene that suggested having a team first in order to assist with out of state investing and i believe that what i need to do to find my first deal in GA. I used to live in Marietta GA, but moved to New York at the beginning of the year

First about me. Im a looking to invest mostly in multi-family deals, but also open to good SFR deals to. I want to build enough passive income to have my job come in second as far as taking care of me. 14K in my pocket with 10K credit available to spend on my first investment property

I have a goal of $200 cash flow per unit for SFR, and at least $100 per unit for Multi-family. I want to make about $5000 a month and i giving myself a 5yr goal so i can essentially retire off passive income.

Iron man needed help, so here i am ready to build my team of super heroes that will help me achieve these goals. Below are the open positions:

AVENGERS:

Tony Stark- I believe this position is for a Lender possible a hard money lender 

Hulk- Of course, this should be a contractor, ready to rehab future purchases if need be

Thor- Property Manager, someone that can handle both worlds of landlord and tenants

Captain America- The great realtor whom is an investment prone, and can handle investors and knows the ways of investing.

Honorable Mention Black Panther- Possible a partner/JV, who would like to provide their skills and assistant in building something special.

I am a newbie(Spiderman), but i am ready to tackle the world. Looking to purchase something with 3 months. So let help each other conquer the world together. Thank you for your time

Hello all,

I have watched webinars and analyzed a lot of properties. I found a 2 properties(Duplex and 4plex) that could be potential first deal. Now i feel stuck as far as the next step. 

I feel like it should be finding a hard money lender, but what does a hard money lender require from me? What are their qualifications to get a loan from them?

Im looking in Georgia right now, so i would love some advice on what to do once you have conquered analysis paralysis. 

Both properties are under 100K and i have roughly 15K in cash and another 10K credit cards available.  I figured i could use for the credit card to assist in rehab in addition to what a hard money lender would require. Is this a right step?

Thank you Stan for that referral. From what me and the borrower agreed, the payment in full is due within 6 weeks of borrowing the money. It shouldn't be tied to the sale of the house. At least that was the agreement and I want to make sure that what I'm reading in the contract. I was sent the contract and it all seems on the up and up. You are right. I need to attend one of the meet ups. Thank you for that also.
