Thanks for calculator Jon,
I also thought about just splitting the cost of heat but we all know sooner or later thats going to cause problems down the road.

so I'll just make the upgrade now while units are vacant and try to eat the cost and not cry.. just gotta pick best option.

But gas is seeming like a better option now.. its just more expensive to install

Thanks for response David,
yes the fuse box can support the extra wiring for baseboard heaters but like you said it probably wouldn't be the most economical option.

but how do you deal with the gas lien issue?? if tenants don't pay bill

( The property has boiler oil heat)
The issue I have with replacing with gas heat is if the tenant doesn't pay gas bill it stays on property as lien although its more economical option.( If I'm correct)

Thats why I was comtemplating electric baseboard which is high in cost to run but maybe less problem.

But I just wanted to see what the other landlords had to say..

Hey guys how are you..

I am new to the landlording field.. I have just recently acquired a Duplex property but I have a problem with the heating source/setup and is just looking for opinions or advice. The heat as it is, is running on oil and is not split for each unit.

It has one of those Dinosaure type boiler heaters from like the 1960's that runs on oil.

But anyways my question is (I am goin to split the heating source of course) but I wanted to know which source is better going all electric with baseboards or going gas with two of the small boiler/furnace heaters...

Its a rental ofcourse, So which way is more cost effective, economical and less headache

start going to your local real estate meetup (if ones in your area)....
you'll learn a heck of alot about real estate and you might meet a potential mentor there!!

I am a newbie aspiring real estate investor in P.A area currently looking at deals. I have read almost every real estate book worth reading and have most programs worth getting.

so hopefully im educated enough to atleast where i can strive until i get some experience in field lol.

Just looking to start out now. I am also looking for other investors or like minded people in P.A area that are RE investors them selves and is willing to help a newbie.

I also must say this site is also a wealth of knowledge i must consume and hopefully in time i will until then hi all and thnx biggerpockets
