I suggest living in the unit...Doing the rehab yourself (as mentioned)...Pick a unit in a good school district...only use premium products (no matter what the cost, but do try and get the best deals). Premium goods will help with warranty (ex: Everlast Siding has a 50 year warranty to protect your investment), long-term cost (since you are young and will/should hang on to them as long as you can and why I suggest a good school district for resale value 10-20 years from now when you have a family and real personal expenses and these lines have programs for young investors on the product side.

Also, IF YOU NEED A PARTNER...My team is developing a development arm of our business and looking for HOT areas in the US to invest/build Multifamily-ish properties...

You might want to ask a local contractor for a more percise number IMO or an areas top lumber yard sales rep. They stay on top of that for a living. I live in KC and there are many reps who would know that and be pretty close since they sell the lumber. I can ask here if you like but it would be MO rates. Let me know.

Vista Print does this now. I used them just this week. I ordered a hoodie, vest, and polo but they do T's as well.

I have an opportunity to General Contract on some rather large inner city developments in St. Louis, MO.

The projects are so large that I can't financially support the labor within my time constraints...

...my end goal is the use opportunities like this to accelerate my cash position so I can seed my own developments.

Are there viable partners out there who would see value in this type of partnership?

I would think if the community could support a branded business for the storefront who do long tern leases, has the potential to appreciate, and you can build to suit for the business (or have an agreement from a tenant) it could be special...if the area is trendy and trending up.

My wife and I recently purchased a home and her old home she still has. The property is in her name and we rent the property. She still has a mortgage on the property. What I am considering doing is seeing if it is beneficial to my start up to bring that home under my company's umbrella. 

First, I am new and do not have any properties yet and this would be the first unit for my company.

QUESTION:

What if any are the benefits of such a move? If there is a benefit, what is the bet way to go about doing the move?
