I don't understand why sellers say to contact them. If I had houses I wanted to sell, I would list them in the post or at least a few.

Since he called me first, I will return his phone call. It's bad business not to return calls. I will let him know what my offer is and the reasons, but I will send the contract to the listing agent.

So even if I have been marketing to these sellers before their houses hit the MLS, I still cannot directly negotiate with them?

I received 2 calls from sellers from my direct mail campaign. Both of them have their property listed on the MLS with an agent. Is it okay for me to submit an offer and a contract directly to the seller since they called me? I would still pay the realtor their commissions. Btw I'm also a licensed agent. I personally wouldn't care as long as I got paid.

Houston needs to work on its drainage system. I don't live near a bayou, but still got flooded.

Go for it. It doesn't hurt to try. 30 days might be pushing it depending on how big your list is.

Wholesaling is hard because you have it get it low enough for you and the investor to make money.

Ask them to do owner financing. Leave the sisters in place. Educate them that they won't have to deal with tenant headaches and still get money each month.

See if they will take the cashflow from 1-2 properties and you get all of the 3rd. Let them know their monthly income will be less, but when they factor in not having to pay for repairs, management, taxes, and insurance, it will be about the same.

How much do you estimate the expenses to be a year? That will determine if it is a good idea or not.

@Benjamin Blackburn They might give them to you or sell for a really low price. They will save in demoing the house and hauling away the debris.

@Michael Rasband Anyone that has seen a few of their flipping shows should not want to attend any seminar by them. They always go 1,000s of dollars over budget, find repairs that should have been caught in the inspection, and estimate the ARV wrong. They look like every flip is their first time doing one.
