Post: 1031 Reinvestment Market Guidance

I have a rental in Silicon Valley that I'm thinking about selling and doing a 1031.  Current unit is in class C neighborhood (highway to class D) and is cashflow positive.  however given continued high cost of living, tech company exodus, and family relocation outside of Bay due to flexibility of permanent work from home, I'm looking to sell and doing a 1031. 

I'm looking to take ~$350K in equity and move it to a location where I can generate greater cashflow and have narrowed down to Raleigh NC, Nashville TN, and Austin TX.  Based on job and population growth I think these will be three of top ten areas in US over next several years.  Raleigh seems to be best of three for cashflow while Austin seems to be best for appreciation and Nashville seems to be a good balance of both.  As attractive as Austin is from appreciation perspective, the high prop tax kills the cashflow.  

Given this, 

1:  Is getting out of Bay Area completely a good idea?  (Am open to class B neighborhood, but high prices & prop tax will certainly eat away at         cashflow)

2:  Any insight on what cashflow investment markets in Raleigh, Nashville, & Austin are like?  Recommendations?

3:  Other markets I should consider that are not on the list?  I was also thinking Dallas.

Based on research, SD and specifically downtown look to be a hot market.  Specially as people are working from home more and high tech industry exploding.  

The condo would be a long term hold (10+ years) so I would suspect there would be some growth even at nominal 3% per year rate.  No one has a crystal ball, but the climate, tech, and tourism industry boom would lead to continued price growth over long period is what I suspect.  

Looking to buy a condo in downtown SD as a home (and not an investment) and wondering what the outlook for condo market in downtown is.  I'm not in a rush to purchase and can wait so my question for local SD investors and experts is -  what are you seeing for downtown condo market?  The areas of interest are Little Italy down to Marina area.

@Ian Ippolito  Am definitely looking to start with residential vs commercial at this point so I figure out the other details you suggested, maybe I'll ping you for recommendation on specific platform choices once I've nailed down all the details.

Hello All,

I'm getting back into REST investing after over 10 years off and learning a lot from the REST bubble of late last decade.  I'm looking to become a long term REST investor and would like to buy and hold, and flip but am finding that the San Jose Bay Area is too expensive to get into for such investments.  I'm looking at alternatives to the before mentioned and am thinking about investing in Tax Liens, Notes, and/or Crowdfunding (like opportunities on RealtyShares) but don't know much about any of those subjects.  Any guidance on where I can go to learn more about these types of investments or links to previously posted material would be greatly appreciated.
