I am currently on the $49 per month plan with realflow but I believe they are giving me full access to all of the site's features for some reason. I have the two web sites they are just not edited because I haven't been able to find the time for some reason. I have taken the entire day off today to work on real estate related stuff.

I do have a Facebook business page that has very very little traffic going to it. I like your idea of the blog post because I believe that would increase my chances of website traffic. However I've never been much of a blogger. I guess I could give it a shot and see how I do. 

I also really like the idea of posting on Craigslist daily. On the side I actually buy and sell cars and so I've done the same thing with that I have 3 different Craigslist accounts that I use to rotate my ads when I have a car for sale. So I could probably use this same method with We Buy Houses ads. I like this idea a lot.

The list of 100 addresses I am sending to about half of them came from realeflow absentee owner leads and the other half came from driving for dollars that I physically did a couple months back where I literally drove down every single Street within the Raytown City Limit and I got just a little bit over 50 addresses that looks vacant Run down and the like.

I only have a couple hundred dollars left in my business account right now however I've been strongly considering using a hundred of it to join Marei. I have attended the last couple of meetings at the hotel. I think we may have met at one point. I get your emails all the time as for the scheduling of the meetings. I plan to come to as many as possible. Thanks a lot for reaching out i very much appreciate it. @Kim Tucker

@Rashad Nelson Thank you so much for the in depth answer. That team thing is certainly true. I plan to attend all the REIAs i can to do just that. I will probably read over what you said again a couple of times to really let that sink in. Thanks a lot.

@Kenneth McKeown What I am doing is using a template that I have in publisher that has the background of a yellow lined sheet of paper. I then found a font that looks similar to hand written words and typed my message and printed out 100 copies. I then hand stamped each envolope (with sticker stamps) and used a return address stamp (pre-inked not stickers). I did personally hand write the address on all of the envolopes. I think my printer has a way of doing this but since all the addresses are different I think hand writing them would be quicker. I may not continue to do it this way because for not a whole lot more I can have the software I use Realeflow do all that for me. They have robots that hand write letters its pretty cool. I just wanted to start out doing everything myself so I know how to do everything and know what a finished product should look like. After all the letters are done I take them to one of the mail drop boxes usually found in a grocery store parking lot and drop them all in there. Two weeks from now I will send out another 100. I hope this helps.

Hello everyone.  I have been trying to get started for a while now and I think I may have gotten the wheels spinning. 

Background Info: I live alone with my two two year olds and I work a contractor position to work on cars. I set my own schedule. I have $11,000 in credit card debt currently and no assets what so ever. Therefore, I do not have any money to close on or actually purchase any sort of real estate what so ever.

My Goal:

To wholesale a property by any means necessary (unless it's illegal of course)

Steps I have taken: 

I have choosen to use an LLC to separate my business from myself.

I have a buyer website and a seller website through Realeflow (both are unedited and need to be finished)

I have business cards and have atteneded a few recent REIA meetings in my area. At a recent meeting, I spoke with one of the lending vendors at the meeting and they do transactional lending for a minumum fee of $1500 or 1.5% of the borrowed amount whichever is greater.

Finally, I have driven for dollars on every single street in my area (Raytown, MO a suburb of Kansas City, MO) and sent out my first direct mail campaign. I will be sending 100 letters every 2 weeks to the list of 100 properties that I found. I am doing the letters myself and unfortunately I do not have the funds to send any more than 100 letters every 2 weeks. I plan to do this for 3 months consistantly before making any adjustments to get a true idea of my return on my marketing and what may not be working.

So my question is:  Now that I have sent my mail and I know what I need to ask sellers when they call (property details, mortgage info, motivation, etc), how do I get this thing under contract when it comes my way??? I have no contracts prepared, no money for an attorney, and really no connections to real estate attorneys in my area at all. I also dont have a title company that I have choosen to go with. What steps can I take to obtain a good real estate attorney, obtain money to pay for the contracts to be made, and to decide on a title company? Those two things are huge road blocks for me right now even though they should not be.

I just plan on doing some wholesaling for now only assignment of contract also no double closes because my funds are very low at this point. I have just enough money to do some direct mail for about 6 months sending about $100 every two weeks. I have a contract that was sent to me from another local wholesaler that I met off of a bandit sign call. Her contract looks pretty legitimate and it seems to have all of the  safeguards  that you want to have when doing this kind of deal. I also have an assignment of purchase and sale agreement document and a memorandum of purchase and sale agreement.  Do you think just using the documents I have will suffice? If I find a deal do you think that a template contract will work or do you think I should go ahead and talk to an attorney?

Thanks Daniel. I see what you mean. A listing agent will likely not be of much assistance to me im guessing. But a buyers agent may be able to assist because they have a large pool of buyers. An add on question id like to add to this would be if a buyers agent leads me to an end buyer for my assignment deal, who pays their commission? The seller is expecting to pay no commission due to the fact that they have a contract with me and not an agent. So who pays the commission the buyer or me? Is this even legal? Wouldn't i be acting as an agent by getting a contract and sending it to a buyers agent to find a buyer? Wouldn't I be basically acting as a listing agent? Any feedback is greatly appriciated.
