@Jennifer McElliott I appreciate the insight. We also think that this will be great idea and possibly move out next year and re use the VA loan. Most importantly is that we will treat both as an investment property and not a "dream home". I also agree with taking advantage of the interest rates. Thank you very much for the great nuggets of advice. I will be calling the housing office tomorrow morning! The biggest issue we have now is striking the balance between an investment property and the type of home my wife is willing to settle in. I can swing the down payment for an 80k-90k home all day but the typical house that attracts her (150k) is a bit out of range. I cant hold that against her so we just have to meet in the middle. This is why I have been tempted to use the VA loan while still purchasing using all the criteria needed to make a profit when we leave. The goal is to also purchase a SFH with my own capital in that 80-90k range for my first actual property. Plan is to continue to save and repeat asap. I will take heed to all the advice you have gifted. Thanks.

Hunter, thanks a lot for your feedback! The base does have high turnover from what I'm tracking (Fort Campbell). The average 3 bed 2 bath rents for about 850-900. They sell for about 80k-100k. I plan to finance one of these homes with 20k. Catch is, I was thinking about using the VA loan to purchase a primary residence for my family in hopes to rent it out later. Looking to spend maximum 150k and rent out for 1300 a month. Not quite 1% but close. What you think?

BP family, good afternoon. I need some advice on whether buying a House near a military base is a good idea. We won't be at this base for more than four years so I'm curious if buying a house here with plans to rent it is a solid investment. I plan to purchase the house as an investment by running the numbers thoroughly and making sure that the house will rent for a good price upon us leaving. I will use the VA loan to purchase the property. Any advice?
