Hi all, 

Quick question, i'm looking at a house in my market that needs a decent amount of work. Its currently occupied and the rent being charged is way lower than comparable houses in the area. What do you do? Stay away from this or buy it and immediately raise rents so current tenants will leave (because it looks like they've trashed it), rehab and an then get the higher rents? if the rent stays as is, its not a good deal because the mortgage isn't even covered. thanks!

Hi all, hope everyone's doing well. I have a question. Maybe a couple. As a newbie, besides MLS, direct mail, etc. Is it a idea to buy from wholesalers if you'e going to be a buy and hold investor? And if so, how do you find wholesalers?

Hi, my name is Bindu from Sacramento, CA and I'm brand new to the site. I started listening to BP through an encouraging fellow nurse who's well on her way to financial freedom. I have a great job but looking to learn the ropes of real estate investing. Tired of working for the man. I grew up in hospitality since typically thats whats my family  does is business. I love listening to BP and have already learned a ton. Would be interested in meet ups around here to meet pros and newbies and make connections with the team I'm hoping to build.
