How to  determine the number of beds and bath a house has, If the website like Zillow, Trulia etc does not have that  information .

How to get an ARV on a house if there not enough COMPS.

Thanks for your input.
How far out do I go from the subject property to get the sold land COMPS.

This property is being sold as Land is because it had fire and now it is not useable. There are no other land being sold in and around that community.

Thanks, I ran rough comps myself, I need to find out how much a complete tear down and rebuild will cost plus landscaping etc.

Recently I saw house destroyed by fire, The owner wants to sell it as land, all the floors have fire damage. The structure is not damaged , even some of the rooms are intact but the whole place is strewn with debris and trash all over.

Now is there a website where I can get the land value. The poperty is in morris count New Jersey.

Please educate me.

I am having tough times finding properties and making offers.

Many investors make 100's of offers in couple months while I have made only 6 offers in last 8 months. I

Need help in how to start making more and more offers. Should I be making blind offers or look at the proeprties and then make offers.

If I make blind offers by estimating repairs and when that offer gets accepted, do I then go and look at the property, what if my repairs estimates are terribly off.

Please provdie guidance on how to start making more offers. My exit strategy is to assign the deal, once under contract.

You responses helped me a lot. Thanks it answers my question.

Basically a rental unit(s) should not be bought on the appreciatedc value but on the returns in provides on your investement and that the equity in the house can be utilized for purposes Marius pointed out.

Generally an offer to purchase a rental property is based on the cap rate

= Annual net/ amount invested.

In a situation where property value goes up, how will the end buyer benefit.
