Aloha from Hawaii,

My brother and I are looking to network with REIs in Jacksonville FL that can help share some insight into the local area and market. We are both out of state and are interested in building relationships in the area. We are primarily interested in multifamily properties but SFRs are not off the table. Feel free to reply to post or DM me to chat. Looking forward to connecting with you.

Mahalo,

Billy

Aloha from Hawaii,

My brother and I are looking to network with REAs in Jacksonville FL that can help share some insight into the local area and market. We are both out of state and are interested in building relationships in the area to do business with now and into the future. We are primarily interested in multifamily properties but SFRs are not off the table. Feel free to reply to post or DM me to chat. Looking forward to connecting with you.

@Bob Rooks Great job closing on two rental properties through JWB. If you ever need to consult a Jacksonville local with any questions regarding your future investment properties, I am happy to help. I have lived here since 2011 and know the area well.

@Evan wondering if you'd be so kind to extend that offer to another OOS interest investor. My brother and I have been narrowing down our search in the JAX area and have done quite a bit of research on the city and its future. Would love to get some more boots on the ground insight though. Feel free to PM me I'd love to chat more! Mahalo

@Robert Ellis what resources do you use for looking-forward projections? I ask because Cincinnati has seen a net negative migration over the past 5 years and population growth of only about .6%.

I use Marcus and millichaps annual report that goes over each market for multifamily. They do the top 50 markets in the country including Columbus and Cincinnati

Thanks again Robert, Columbus seems to have some positive population growth trends what is it that you find attractive in cinci?

@Lane Kawaoka thanks for reaching out. Once I have a short list put together would love to bounce ideas off you, I will be in touch. Perhaps we can grab coffee one day if you're in town.

@Julian Sibley thanks for the recommendation!

@Bjorn Ahlblad Mahalo for that. good to hear how that strategy helped make things a little bit more manageable from a far. Did you find that you needed to look for REAs that specialized in or had extensive experience with those types of rental properties?

Your best bet would be to educate yourself - podcasts, books, REIA meetings, meetups, local networks.

Specifically, you need to decide on a strategy and what type of asset you want to pursue. Otherwise you will be drinking from a fire hose of information and will go back into the analysis-paralysis spiral.

Thanks Omar! I totally agree, that has been the approach thus far and I feel like it has been very beneficial. The leap to start analyzing markets was to start taking more action in getting closer to lead generation and eventually my first closing. Right now my interest is in SFH or Multifamily (less than 5 units) focused on long term buy and hold for cash flow.
