I received this response from a mailing sent to vacant land owners

Dear Mr. Rogers, thank you so much for your letter, and I would gladly accept your offer, except for the fact that the property is set to be sold at auction on

April 7, 2015 on the courthouse steps. I am not sure we could finalize our transaction in this short period of time. If you feel it can be done within that time frame, please feel free to contact me at ---------------. Also to be considered is the fact that I reside in Oklahoma, as you know, and traveling to Texas is not feasible for me at this time. Thank you for you time and consideration in this matter.

This is my first mailing ever.   Do I have time to buy the property? or is it too late?  What's the next step?

I have one of those grids on top, but with a house full of girls we still get clogs.  I agree they are definitely a good idea and will reduce the number of clogs you get.

I use one these

Just be sure you don't stick it down the drain where the water flows.  You need to remove the cover and pull out the switch that changes the water from the spout to the shower head and run the hand auger there. (sorry I don't know what it's called)

Or if you want to get fancy get one of these

Have you ever had a pool?  It seems to me like an extra hassle to deal with.  I'm sure the tenants wouldn't maintain it properly which would end up costing you more money.

MMM is my favorite blog.  He has inspired me to get a bike (from Craigslist of course) and ride to work occasionaly.  I feel a little guilty that I don't do it more often.  I also switched from Sprint to Ting for my phone service because of him.  His diy approach is inspiring as well as his savings rate.  He made me realize that the less I spend, the sooner I can retire and the less I will need to retire.

I would refuse to deal with this person.   I heard a quote once and it essentially said "Don't think you are going to get a good deal from a bad man."

it's just a bill collector, I wouldn't get involved.

Loren,

My friends that did this did it back in the 70's.  It was in a really nice neighborhood in Fort Worth and they raised their kids there.   The guy actually still lives in it to this day and one of his daughters lives across the courtyard and an old friend rents out the other unit.  He made really nice area on one side for cooking out.   It's not your typical 4plex.  The guy was a builder so he built it himself.

Allstate $2 million, single $28 a month.

Also, be aware they made me raise my auto coverage (two cars) so it really ended up costing more than that.  My auto went from $126 to $180 a month.

That's great.  I've been on the hunt for small 10 year loans and haven't had any luck so far.
