Thank you, Adam. The buyer is okay with inheriting the tenant. Unfortunately, we are not using the NC 2-t form. The buyer insisted on coming up with his own contract. Should I make an addendum to that contract?

Hello,

I am selling one of my investment properties, but it currently has a tenant in it. The tenant's lease is up 1/2020. The new buyer understands that there is a tenant occupying the property and is okay being the landlord until her lease is up. Once her lease is up, his Dad is planning on moving in.

My question is, is there any special document or anything I need to do from a legal standpoint for the tenant? How should I move forward?

My apologies I have owned since 10/15/15.  We were planning on staying longer, but we found another house we like. 15% is better than 20. I have read that it can possibly be pro-rated. Is that true?

I thinking about selling my house, We bought on Oct 15th for 324k and put 90k in it. We think we can sell for 500k. Is there a loophole for not paying capital gains tax. Does anybody have an idea what the tax would be?
