It is my understanding you do not need a real estate license to co-host on Airbnb in NC. Based on your involvement (managing the listing, guest communication and not accepting money directly from guests, you’re good to go. Along with an attorney, the NC real estate commission https://www.ncrec.gov/ should be able to provide additional insight.

I agree with @Luke Carl about attempting to maximize the deal by negotiating the purchase price down to cover any potential exposure or wait for another property that’s unoccupied. Depending on the area, there may be more properties available in the coming months that provide a similar return and less unknowns.

Consider having your agent provide any details from the owner on the current tenant, it could provide another data point for your evaluation. I’ve purchased a property with a current tenant and initially had a similar concern, ultimately decided to move forward and it worked out. Good luck!

I agree with @Collin Chan about Raleigh, NC and STR's. If that's your consideration @Jay Wang, do some research on this area. As of February, 2021 Raleigh imposed new regulations on STR’s, making permits mandatory for operators. Not a big deal in the grand scheme but prior regulations has made this a market in flux and something to consider. Best of luck!

@Madhu Ponnada The property I'm closing on is in Lake Lure, about 45 minutes south east of Asheville. I'm sure there are others who have more information on the Asheville market as most my research/numbers, STR regulations etc have focused solely on Lake Lure.

I close on a property in Lake Lure next month. I plan on using it as an STR when I'm not enjoying the mountain views. I'm extremely excited about the opportunity to join the Lake Lure STR community.
