Why would you hire a single designer no matter how good they are? I owned a printing company for 31 years and had great graphic designers but sourced this out to https://logotournament.com/. I used them to do my real estate company logo as well. You’ll get designs from al over the world.

Thanks for the quick reply. I assume that doesn't include financing costs? That seems incredibly high. Is that because I am trying to compare to what I have usually done which is SFH that are considered nice with minimal upkeep and I don't use a PM. In fact, I usually take care of light duty repairs myself.

@Robbie Reutzel, would you mind explaining the 45-50% rule in just a little more detail please? I’m at 12 properties but all are SF. Thanks to BP, I am lookIng at a triplex that doesn’t have much bookkeeping.

@Jordan Petty (My fIrst post) Absolutely. I just bought a property which will have a negaive $200 cash flow because the property is in an incredible hot market where properties are on the market for less than 5 days. Most are being sold for more than listing price. If you can afford it and although nothing is for certain but if you are pretty confident that the property will increase in value and can afford it and especially if there are reasons to own it, I don’t see what’s wrong with other people paying for something you want/need. Obviously these should be the exception and not the rule.
