Sub to question:

There's this house that has about 85,000 in equity but its been sitting on the market since August. What I was thinking was offering him $60,000 and taking over his mortgage at 2.9%. Would he have to pay tax on the $60,000 that I pay him? Are there ways around it? Let me know your thoughts! Thanks!

Is it a good idea to refinance two properties ( rental property and primary residence) at the same time? I briefly spoke with a mortgage associate and he gave me the option of doing both properties at the same time. Are there pros and cons to this? My plan is to take out a HELOC on one of the properties for a BRRRR deal. Thanks!!

From PA. I currently have about 200K of equity in my house. Is it possible/a good idea to use a HELOC for a BRRR deal? I'm a rookie investor with 1 rental under my belt which has about 70k of equity. Open to suggestions!! Thanks!

Has anyone ever had to deal with tenants and emotional support animals (ESA)? I have a potential tenant who I am screening now who has an emotional support animal. This is the first time I have ever had to deal with a scenario like this. I did a little research and found out that I can not collect a pet deposit because technically it's not a pet. Any suggestions on how to handle? Has anyone else been in a scenario like this? Thanks!!

Hey everyone. So I'm looking for some suggestions on the best and easiest way to collect rent. I have tenants moving out in August and I want to move away from sending checks. I have heard a few times listening to the podcasts about easier methods. Thanks. Happy 4th!!

Thanks @Crystal Smith for the feedback! I took that approach and was able to get the tenants to take pictures of the unit for me to get the ball rolling.

@Evan Polaski I like that Evan. They are good people and they have always been respectful. We are dealing with such an anomaly right now I just fear that it will sit vacant the longer I wait to show it. I will let it ride for the next couple weeks and check back in with them. As of now Philadelphia is still in the red so hopefully things will change in the next few weeks.
