1.  Pay off my mom’s student debt.  She got her doctorate from an Ivy League college.  She’s mounds in debt.  She’s an OG that makes a ton of sacrifices.  

2.  Give my dad a solid way to retire.  He’s been a cop for a long time.  He’s always been a bad spender.  Hopefully I can help mitigate that with some extra monthly cash flow. 

3.  Teach my brothers how to invest.  That way, whatever they do, they have their own insurance Incase anything goes south with their regular jobs.  

4.  Create a legacy for my family name.  I want to build something great that keeps growing long after I’m gone.

@Account Closed learn everything you can.  Partner up with someone who has plenty of experience, but not a lot of time.  Find them a deal.  Negotiate yourself a sliver of equity.  5-10%.  Do that 10 times, you own a full property

@Rami Kaffezider turnkey means you purchase a property that is already rehabbed and rented. Usually purchased at retail price. BRRRR is a strategy where you buy properties that need to be rehabbed, you rent them out, you refinance and pull out equity and you repeat the process.

@Michael King I’m a big fan of learning from others mistakes.  I need to streamline the process.  I’m thinking about handwriting one, and then photocopying the rest.

Hey everyone.  I’m starting a mailing campaign and I’m really trying to figure out a way to make my mailers stand out.  What are some strategies that you use?

@Rebecca McDonald first off, I’m sorry for the negativity you are receiving. There are more constructive ways to answer questions.  Secondly, I think your best option is partnering.  If you have time and knowledge use that to your advantage.  There are plenty of people looking for deals!  If you can find a deal for a strong cash buyer, negotiate yourself some equity.  Maybe around 10%.  It’s essentially a finders fee.  This option allows you some hands on experience and a little piece of the project when it’s done.  If you do 10 of those you have 100% worth of equity throughout multiple deals!
