I'm thinking about picking up a 4 unit and thinking of going the Section 8 route. Any tips for what I should look out for or be leary of? Besides guaranteed % of rent any other benefits?

How many did you send out? Did you hand write them or use a service?

Came out awesome. That kitchen is fantastic.

I guess lesson learned on this one. Never trust anyone you don't know or have not done business with in the past. 

Just do research on BP, listen to the BP podcasts and learn, learn, learn.

As long as people "Keep Up With The Jones's" there will always be demand for what others have or want. 

Can you change strategies? Maybe rent the properties and restructure your deals with investors?

How was the property listed when it was sold to you? Did you ever ask your REA if it was possible to use as rental?
