By leasing the property you avoid UBIT since a STVR is a business. This is no different than a Solo401k owner buying a commercial building and triple net (NNN) leasing property to a Walgreens or Dollar General.

@Todd Goedeke, thanks for the info, LOTS to absorb in & learn from in your response. This is a very interesting and appealing concept - I'm working through the SD's now, should be good to go here in the next couple of weeks (contacting IRA Financial tomorrow - thanks again for that reccomendation). Would you be able to connect me with your builder/group doing the NNN on STVR's ? I'm new to this deal structure but LOVE the concept and would like to discuss in great detail to understand and gain comfort.

Wanting to move a good portion ($500-800k) of my IRA into an SDIRA to invest in a coupe of Syndication deals.

First question is, it appears there are a lot of custodians that can do this, with a ton of varying fee's - looking for guidance on a good custodian to minimize fee structure, who do you recommend?

Also, I'm very interested in Syndication deals that seasoned investors may have upcoming (Complexes and commercial). Let me first say, I am NOT interested in a first time syndicator- rather a seasoned group with a verifiable track record of performance and deal structure. Let's connect if you're raising for great IRR deals with 3-7 year horizon's.

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $210,000
Cash invested: $60,000
Sale price: $415,000

Found on the MLS by luck, tax records showed a 4/2, there was an upstairs loft that was opened up, making the property a 3/2. Simply made it another bedroom, gutted kitchen, bathrooms, replumbed (poly-bute pipes suck), refinished pool surface, LVP on all flooring and repainted. Contractor was in and out in 3 weeks, 1 week on market and out with a solid profit.

What made you interested in investing in this type of deal?

MLS, negotiated with agent, all cash

All cash, personal

Thanks all, Great ideas! I’ve only used Craigslist in the past once, and it wasn’t good.  

For convenience sake, I started using Cozy.co’s listing service which pushes to sites like hotpads, realtor, Zillow, etc. and does the background checks. I’ve found it produces a far more qualified tenant than Craigslist. Just started giving Facebook groups a try as well, interested to see how that pans out. 

I’m waiting on a response from the scammer now and will post if they reply. In the meantime, I’ll be watermarking my pictures.

The past couple of turns we’ve had, I’ve been alerted to Craigslist scammers taking photos of my listing, and all other info, and creating fake rental listings using my properties here in Orlando Other than flagging them on Craigslist and trying to make contact by responding to the ad’s, has anyone else had this problem and been somewhat successful in eliminating these scammers? Trying to be proactive here and prevent some unknowing person from becoming a victim- just not sure what I can do!?!

@Victor S., apparently loan officers are charged back their commissions if the property sells before 6 payments are made. I’m not sure if it was just that lender or not. 

After paying close to $3,500 in lender closing costs and making 2 interest heavy payments on the property, it was hard for me to be sympathetic - however, I’ll definitely be scrutinized if I ever tried to use that lender again.

@Jeremy England, thankfully it only takes 1-2 a year to be rewarded for the chasing effort....of course, we're all hoping for 100X's that (ah, the good old days).
