I’ve heard good things about quest like easy to work with. I use equity trust company right now. I have a self directed hsa account with them and bought a house with my account.  We also own a triplex that we bought with on a loan from anther persons self directed Ira at equity trust. So I seen both sides.  I think it’s great for both parties.  Feel free to shoot me a message if you have more questions

Thanks for the info. It will be the 3rd way you mentioned. I will be getting a non recourse loan to fund the house and the renovations then sell the house when done. I would assume my cpa would know about the extra taxes I would need to pay or would the Custodian of the Ira? Just as an example let’s say I had $25,000 in my sdira and I borrowed $50,000 to buy and fix up the house and then we sold it for $100,000 whatdoes the ubit get taxed on? I’m just looking for an example on the workings of the tax. Thanks again.

I use them for my self directed HSA account now. I really like working with them. The big thing is the holder can’t do any of the work on the flip. Which is fine. I’m just looking to build up my account. Even if I pay taxes and interest on the money. If you find out any info let me know. Thanks

My plan would be my self directed Ira would loan let say $200,000 from a private Lender that is qualified person and buy a house for $150,000 with $50,000 for rehab cost and then sell for $300,000. I would pay the lender interest for loaning me the money. Is this something I can do? I just made up the numbers for an example.
