Take pictures of contractor's trucks you see driving around. This is where I have found some of my best contractors. Counties/cities building department's should have a list of registered GCs as well.

I highly recommend exploring DSCR loans. These are rental property loans that look at the asset's rental income instead of your personal income.

Since this will be for personal residence, look into a 203k loan instead of hard money. Hard money is typically used for investment only.

Are you trying to renovate the property or tear it down and rebuild with new construction? Most lenders will be able to lend in either scenario, but you will need ground up construction experience if it's the later.

I had a house in Cheyenne that had connecting sewer lines. More common than you'd think in older homes. Sounds like you've made the right next steps!
