@Salvatore Lentini - Thanks for asking. I've got the downpayment, I've got the mortgage officer, I THINK I've narrowed down the city (Phoenix, but perhaps Charlotte, living in SF prices out everything nearby), I've got the price/house range (150-250k, 3br, SFH). I guess what I'm needing next is the path to good deals, either the local agent or the local wholesaler, which would make the Phoenix/Charlotte choice for me.

@Michael Garofalo Thanks for writing. I'd most likely be going for the property management route. 

When you're looking for neighborhood turnover, are you using citi-data's "Year householder moved into unit" option or do you have another way of assessing that? Right now I've gotten my research skills to clue me into good locations, but still a little late in the running, such that most houses have already had their prices ratcheted up. Learning, it's a good but humbling stage...

I've got 80+K available, with spare kept for unexpected vacancies/etc. My bay area market is too expensive for me to invest in/househack, so I'm free to look elsewhere. Reno/Columbus/San Antonio/Sacramento/Boise have caught my eye due to growth in population/jobs/housing value. It's my first exploration into real estate, so I'm sure I'm going to learn things. Looking for cash flow, initially to put back into future real estate investments, in 5/10 years to reduce my work hours. 

Would you put your eggs into a nicer house, nicer neighborhood, more likely to appreciate (Boise/Reno)? Or a few places in less desireable/slower to grow parts of town?

As a CA resident looking to dip his toe into RE in other states, I too am trying to figure out the right path. I've read your article about Delaware State Trust (DST) but @Scott Smith I'm curious as to why South Dakota isn't something you're recommending, per recent news such as http://bridgefordtrust.com/south-dakota-considered-top-u-s-trust-jurisdiction-trusts-estates-magazine/
