@Stephen DeThample Las Vegas is another market that is on my radar! My goal is to have my market selected by April, so that I can begin growing my local contacts.  I'll definitely reach out, if we decide to go with Las Vegas.  Thank you!

@Twana Rasoul Completely hear you there! I decided on a phased approach (focusing on research, moving onto analysis, action, etc.) to ensure I don't get caught in an academic deadlock.  I agree with you (and the podcasts), application of our skills is where the rubber meets the road and we truly learn.  I appreciate your comment and welcome!  Thank you!

@Mitch Smith I'd love to pick your brain and find out what you think are the best strategies that work here in San Diego.  I can see the long-game appreciation opportunities, but harder to find those cash flow deals for starting off.

@Bradley Buxton: Those markets are also on the radar! We do like Temecula (even as potential STR homes). Las Vegas has its perks! Not too far, and a lot of blue collar workers. And, it has Nellis AFB there too. And who doesn't like visiting Vegas?

@Account Closed: All 3 you name are part of our goals: financial independence, quitting the nine to five, and leaving a legacy.  When working out my Why, I articulated it as "I want to do what I want, when I want.  I want my daughter to want to have her wedding on our property."

@Justine Phillipson: I've been researching turnkey options as a way to get my feet wet in other markets, get some experience with some positive cash flow, then dive into other aspects of investing that we enjoy.  I'm glad to hear that others choose turnkey (sounds like this could be a philosophical debate!).

@Dan H.: Love the long game strategy with appreciation, and I think San Diego (and California, in general) offers great appreciation. I would prefer to invest locally, but as you point out, it's so hard to establish that initial cash flow.

@Samuel Diouf: I've been reading about the Ohio markets!  Definitely on the radar!

Hello BP Community!

I'm Bill from San Diego.  I've made a goal to purchase my first real estate investment this year.  I'm still learning about different strategies, markets, etc. from podcasts, books, and the learning articles here.  Currently reading Brandon Turner's "The Book on Rental Property Investing."  

I'm thinking about David Greene's "Long-Distance Real Estate Investing" considering the challenge for entry in the San Diego market.  Also considering J Scott/Dave Meyer's "Real Estate by the Numbers."

Any recommendations for my next?
