Just wanted to provide an update in case anyone else is thinking of using Zipfel Capital.  

I ended up using an Indianapolis credit union to finance this property due to the need to close quickly.  

But, I was really impressed with Tim O'Brien and will definitely try to use him on future deals.   He was very responsive and provided financing options with excellent terms.

I'm looking at lenders for a small apartment building in Indianapolis.  I've been talking with Tim O'Brien (Zipfel Capital Partners), seems like they can find very competitive terms.  

I did see that one of their loan officers has a BP account, but doesn't look to be too active.  I wondered if anyone had worked with them and would be willing to share their experience?

Finding deals in Utah is difficult.  Did you include vacancy, property management, repairs & maintenance in your analysis?  

The BP calculator for rental property might help you in determining if this is a good deal. 

I've got a 1950's 3bdrm 1 bath house that needs a complete remodel.  I've talked with a few contractors that I know, most are doing new construction and are busy right now.  So, looking for any contractor leads (GC or trade specific)  that you might be willing to share.  

Scope of work on the house is:

  • Exterior - reshingle roof, new soffit, fascia, and rain gutters & downspouts. Replace exterior doors.
  • Plumbing - replace galvanized water & drain lines with PEX & PVC.  All valves and hose bibs need to be replaced.  Add PRV and shut off in crawl space. Replace hot water heater.
  • Electrical - Move meter base, new circuit breaker panel, additional circuits for outlets and central A/C.
  • Interior - replace interior doors, baseboards, door casings.  Some drywall repair, paint, carpet, laminate flooring, tile.

So, just about everything except windows and furnace.  If you know of any contractors that do good quality work at a reasonable price, please let me know.

Hi All,

Just joined BP, interested in buy and hold properties. The market in Utah seems to be pretty expensive, so I'm considering out of state opportunities. As far as locations go, it seems like Memphis and Indianapolis are good right now.

For my first property, I'm thinking about using a turnkey company. I've talked with a couple (Morris Invest and Norada) so far and plan on talking with a few others. I am planning on visiting Memphis and Indianapolis in October to look at a few properties and see for myself how well rehabs are being done, etc.

This site and the podcasts have a great amount of information. I'm looking forward to learning more.
