Would anyone be will to elaborate on the process of applying and utilizing the 203k loan in Colorado, perhaps talk about your terms, and give feedback on the lender they worked with?

I look forward to checking out the stories of those 3 studs though!  

I had considered that kind of hustle my freshman year of college when my university was expanding and a lot of college student rentals were relatively inexpensive, but I'm glad I choose my path and having the option of retiring before 40 is still pretty satisfying for me.  I will work far beyond financial freedom because I love my job but it will be amazing to be able to spend more time with family and travel more frequently.

Not to be critical, but you've been a landlord for 9 years. I'm curious, why are you on such a slow path to your dream/success? Your story struck me oddly; forgive me if my free advice is too bold.

Get calibrated on what's a good deal today, and go buy another rental! If you're like me (part-time investor; demanding professional day-job), your time in finding/analyzing a deal is valuable. We are partnering to expand out network which brings more of OPM (other peoples' money), more deal flow, and honesty more fun.  I like the people I invest with and our energy and enthusiasm acts to encourage each other.  We all have different experiences that make us more then the sum of total.  I could achieve financial independence on my own, but I don't want to.  And that isn't my only goal.  I don't think I will be capable to do some of the things I want to do on my own and I want to learn from people smarter than me.

I'm still considering BRRRR but I'm not sure if it will work out for our lifestyle choices as a family. My wife would being willing to support me but I don't think she wants to live in a duplex, etc. right now. Happy wife, happy life. Denver market is hottttt, too. Waiting for the dust to settle, if it ever does, before buying a personal residence. We are just living below our means and investing a large portion of my W-2 income.

No offense taken at all!  Medical school and residency (doctor training) are tough and very time demanding.  I wanted to focus all my efforts in doing a good job in my training and wasn't really worried about financial freedom at that time.  I did however spend some time learning from mentors and working on my financial education, maintaining a budget, paying off debts, and other things to set myself up for success once my training was complete and I had more "disposable" income I could dedicate for investment.  I invested in my employer matched 401k while a resident and tried to live below my means.  I also networked and made amazing friendship which people I will likely invest with for decades to come.

I certainty could have been more aggressive and taken bigger chances, but I did what I felt comfortable with. Also my time was very limited, sometimes only getting to spend a few hours a week with my wife and I wanted her to have my full attention and wasn't worried with building a REI empire. I could have hustled but I would rather be a great physician, husband, father, than fiscally wealthy. I know those things aren't mutual exclusive. Time is a resource too and everyone's path is a little different. A lot of the early-age hustle I hear in these inspirational stories on BP are not done by MDs or PhDs in the middle of their training, but I'm sure if someone had the will it defiantly could have been done. I was at my limit of what I could do mentally and I have no (well okay just a little) regrets on waiting until now.

Now I currently only work 50-60 hours a week (which feel pretty easy) and I am able to put some attention into our financial freedom.  I have a good plan and a lot of support and mentoring and I can reach my parent's definition of financial independence in just a few years and then meet my goals in perhaps 6-10 years depending on how things go.  I'm enjoying life, I don't really need to hustle, and I love my job as a family physician.  That was totally worth those years of training and I guess I hustled, but just in a different way than some on BP.  I did the nerd/academic hustle.  The W-2 job is not the way for financial freedom for me but having a physician's salary does give me a lot of leverage and makes up for the lack of investing in my 20s.

I'll elaborate on the SFH story at somepoint, too. Thanks for the welcome!

Looking for a real estate investor friendly/savvy agent who works primarily in the Fayetteville, NC market.  I am a build and hold investor looking to invest 50k of my own funds each year for the next 10 years.  Our investing group is also interested in mutlifamily/MHPs in this and other area of NC (Asheville, Charlotte, Raleigh).

Hello all,

  I've been a long time lurker (Starcraft anyone?) and listener of the amazing podcast and I wanted to introduce myself.  I also want to commit to getting somewhat active on the forums and reaching out to some of the great people on in this community.

I am a newer physician living in Colorado (Boulder area) and lived on the east coast for many years. I grew up under the poverty line for many years of my childhood. My parents have lived paycheck to paycheck and were not investors but they did introduce me to Rich Dad at age 15 which left an impression. I purchased a SFH in 2008-09 during the crash in mid-atlantic that is cash flowing. I've read about 50-75 books on REI and lifestyle design/financial development, most of the BP podcasts, and plan to read a lot of the forums in the spheres of my interest.

  I plan on investing about 50k of my money a year, partnering with my friends/investor friends in a deal in the next 12m.  I plan to buy and hold as my primary investing strategy and working on building systems to reduce my long term time investment IN the business so I can keep working ON the biz.  

  My big WHY(s) is building wealth for the following reasons:

1. Financial security for my family

2. Opening up more options in my life and working because I want to and not because I have to

3. Teaching my children to be investors if they desire

4. Generate wealth for philanthropic work

5. Working in the realm of REI because I think it is fun and a proven vehicle of sound investing

Being with my family, my lovely wife and 2 young boys, is the biggest part of my life and my favorite hobby. When I have free time I like to be outdoors. I read a lot. Fantasy, Sci-fi, REI related, medical journals, and self-improvement books. I like long walks on the beach and really bitter beers. Actually I like all the beers, God bless Colorado and the US craft beer scene. I climb rocks (sport, trad) and mountains (14ers). I used to play a variety of video and board games but now mainly play Nintendo Switch with my older son and easy family board/card games. I'll try not to ramble further but I am happy to be a part of this fantastic community.

Thanks to Josh and all the active users here.  I've learned so much from this community you started and I know BP will be a pillar of my future financial success.
