I'll try and do that, though I think the subject of the post should be all the things that the prior manager failed to do.

Kudos to property manager and investor @Josh Young for his stellar work. We connected right here on BiggerPockets, struck up a quick working relationship, and put in place a new ad campaign all within 48 hours. Here we are at under a week and we've got an excellent new tenant approved and ready to move in.

Property Update, a new property manager is in place who revamped our advertising, including new photos and has 4 leads and a pending application, all within 2 days. Many of the suggestions (and contacts) that were made in this thread have made all the difference. Thank you!
The moral of the story is: if your gut tells you your PM isn't doing his job, pay attention!

@Allan C. funny you should mention that. We're having a major problem with the floor, and it's not just the amateurish stagger pattern. Of course this installer was recommended by our property manager, who two days ago decided to quit and leave the mess to me, not to mention a 60 day plus vacancy. But there's good news on the horizon...

Just off the 17 and 101: https://www.zillow.com/homes/3018-W-Sands-Dr-Phoenix,-AZ-850...
It appears on Zillow, but only because the property manager has it on the MLS. I wonder if a different type of Zillow listing would work better.

My very nice 4 bdr refurbished SFR has been vacant for over 2 months. The property manager is complaining of a very slow rental market in Phoenix. Is that your recent experience? 
Further, the property manager is counting on the MLS and other agents to bring prospects, which seems like a bit of a passive approach. Are there other good channels to find qualified tenants? What's your best tenant finding process? Thanks for reading, Bill A.

I've been working with the same small company for a few years now, and though there hasn't been a flagrant problem, I'm feeling like the owner has a marginal attitude and is frequently on the edge of being mouthy with me. At times it seems like he represents the tenant's interest more than mine. His repair and maintenance vendors have really flopped a few times, and that's cost me money. On top of that, he adds 10% to all the vendor invoices in addition to his regular management fee, which isn't low. 
So, at what point would you start looking for someone else?
If you have a solid experience with a company in Phoenix/North Phoenix, I'd love to hear about it. It's for a couple of SFRs.
