I'm over at eXp Commercial, and with the size of the company it opens up a number of opportunities to collaborate with other brokers all over the US and the world. eXp and REAL both offer a revenue share component which incentives agents to form teams and bring on other agents, I think that is one of the drives for both

Weatherford Texas is in Parker county and the max loan is $531,300 that county. This means it would be eligible for FHA financing which rates are a little better that conventional and would require 3.5% down. I'm happy to discuss your loan in more.

Non-QM mortgages are great for acquiring properties and often can have the added benefit of limited documentation, ie no tax returns required for DSCR or bank statements for income.

We do offer both non-QM mortgages, and portfolio loans for multiple properties if needed.

From a lending perspective we generally use 75% of the rental income to account for vacancy. So with regard to qualifying for your new house loan here is the math:

3100(.75) = 2325 - 1800 = $525 cash flow.
