Thanks @Matthew John. So recalculating with $5k closing costs instead of the $2k I had, CoC return is 11.23%. That still seems pretty good to me, though I will admit I'm still learning the specifics of the region and such. Anything other blaring errors you see? Seems like a decent deal to my novice eyes, but I don't trust myself enough yet!

Trying to get my feet wet in REI and have been running numbers on properties just to learn. One I ran on a fourplex seems like it could be good based on CoC return, but I want to know if I missed anything that would bring the numbers down.

I used the numbers they provided in the posting for rental income. Anyone have feedback on how I could better evaluate a deal such as this?
