is it better to be a pessimist, a realist, or an optimist?

If you are a pessimist, like me, I feel like that I have passed on a few deals that could have been good just because I tend to estimate vacancy rates, repair / maintenance, etc to be towards the bad end of the spectrum.

Does anyone have a good excel spreadsheet that they use to analyze potential deals?

I'm using one that I found on line that helps immensly, but it is lacking some vital calculations, such as Cap Rate, etc. Since I am no whiz at Excel, does anyone mind sharing one, or providing a link to a free one?
