Interesting, I am putting together an E BOOK, ( yesterday ) with simple tips, about 15 of them, and want to monetize it, like .99 cents. What I take for granted, others do not have any idea. Simple little things, that will save time and money when thinking about buying a property. @Adam Martin this is an option. We dont need any of the cash flow to live, its all retirement/freedom fund. I reinvest everything basically. I think I may do just that... find a happy medium.

Thanks @Anthony Gayden I was thinking the same tbh. My other option could be sell everything and go heavy on a building thats non performing, rehab,rent and either resale if the profits there or just hold on to it.

Title makes me feel like one of these damn dating apps lol
Im having a really, REALLY hard time making a decision on where to go now. I currently have a portfolio of 7 individual condos in S. FL that are producing roughly $6 to $7k per month after all expenses/reserves etc. My goal is to eventually have that number be 80k to 100k. I also realize to do this I will likely need to leverage but its a very hard thing to do when the Cash Flow is so beautiful right now and I have very low risk (No mortgage)
The way I see it is I have 2 options, Stay "Comfortable" and try and pick up a new unit every year moving forward until im 55-60 which puts me at 30-35 units (Maybe more as I scale) which is far from my goal
OR
Leverage out 7-800k and go buy $2m worth of properties which would be about 12 units near me.
I just cant make a decision and have been going over this for over a year now. I feel I need to **** or get off the pot if im going to leverage myself. Id love to here from some of you that have been in similar situations or maybe another take on it, maybe I have options Im not thinking of.
Side Note- Im a flipper/realtor with a rather unsteady income $100k-250k a year and the wife has a solid income (Owns a traveling hair salon) I hate that a lot of pressure is on her since her income is super steady and mine fluctuates so damn much.

Hello Fellow Investors/Contractors.
I've been using an amazing company to do my kitchens in my Fix and Flips but as the market continues to tighten around us I am searching to squeeze every penny possible out of these properties. I am looking to find a cabinet supplier that I can buy direct from. Any suggestions?
I have the crew that can do the install/assembly. I'm looking for the cabinets that are real wood and need to be assembled on site.
