Welcome aboard!

I completely understand where you're coming from. When I started my career in Real Estate, after listening to many podcasts and consuming alot of books etc. I saw a pattern that the most successful people were more focused just on getting started and going deep on one thing. It seems to me, at this point 7 years into Real Estate and working with most facets of the industry, that it's all a grind. It's all going to be a hustle. Being a wholesaler is hard, flipping is hard, buy and hold is hard, air bnb is hard. I think the most important thing is to just pick a direction and go for it, then stick with it through the ups and downs. There's people doing well in each.

Me personally? I would flip. Then take that earned income and flip in into buy and hold. But that is so market subjective.

I would recommend getting with a local, reputable business attorney. Don't just legal zoom it. Every state has different laws and it's not always cut and dry. Here in CA even if you open an LLC in another state, they are still taking their piece because I reside in CA. Definitely worth it to invest in a good attorney relationship. IMO!

Funny, I was just talking with one of my clients last night about this exact thing. I see this all the time. Look, this is not legal advice. Just my personal opinion. Half of San Diego is un-permitted. It's a very old community built anywhere from 1875 - current day. The main thing I would personally focus on is what is the intended use. Are you going to rent it out? Is it livable? Get a contractor in there, is it up to code? If it's up to code and done in a workmanship type manner you should be able to obtain permits for it. How long has it been there unpermitted? What are the chances that it could probably remain the way it is? Probably pretty high. Permits are a touchy subject with some people. I have worked for high end flippers that don't permit anything that have never had an issue and I've worked for by the book people that permit everything. You just have to assess wether or not you care. Hope that helps!

Just looked that place up, you were smart to pass on it. (Assuming you did?) 

Not sure where you got your comp data, but the only thing closing over $1M in that neighborhood is 1,000 sq ft larger with one or 2 extra bedrooms. Also rim homes.

Did you ever get any hits from this? I have some contacts I'd be happy to share... I've been seeing Net-Worth realty out there a lot, they seem to be doing a lot of wholesale business. I would hit them up and see if they would be willing to take you on as one of their licensed deal seekers. If you don't have your license I recommend getting it. It's childishly simple. Me and my team do some flipping and whole-saling mostly as opportunities cross out paths. We focus mainly on retail purchase and sales for end users, and are very investor friendly, always looking to partner with investors.

@William Levi Corcio is the property listed on the MLS or is it off market? It it's listed your agent will be able to see all the details. If it's off market, do you know the sellers or are you just going to go knock on their door? Either way you will just have to write up an offer and try to get it accepted. I highly recommend using an agent to help you prepare the paperwork and set you up with an escrow company etc.
