You need to also consider many other costs:

- Insurance
- Water
- Repair costs
- Maintenance costs (mowing the lawn, shoveling the snow)
- Property management costs

Personally, I don't abide by the "small losses every month are okay" logic. I will not look at a property if my income does not cover all of these costs. Its your decision to make, though.

I just talked to a good friend who bought a home in the second phase of a 5 phase construction project. The builder is now working on phase 4 construction, and just put phase 5 for sale. The properties are going for well above what he paid.

Have many people had good success investing in multi-phase construction projects? :?:

Hey all - I recently read a post somewhere where a beginner wanted to know if it was possible to find out past sales information on a property. They were excited about a property, but were curious about the history.

Title companies have access to this information. Contact your local title company and let them know you want to find out the history of a home. They should pull up past sales prices and dates for you. If they won't do it without charging you, call your local realtor and have them request the information from title. It is a service the title companies do FREE for realtors in order to get business.

Hey all - I've been doing some thinking. One of the areas I've dealt very little in is with that ugly horror MOLD. I actually found a great deal on a property, but it was coated in mold. EVERY inch of the building was black. I was amazed - you wouldn't think that mold could grow in doorknobs and lightbulbs, but it was there!

I quickly left, coming very close to losing my lunch on the way out . . . my question is this: If we eliminate the source of the mold and bleach the hell out of the place, what are the odds of the mold returning? I am scared of such projects because of the possibility of lawsuits in the future - are there any good ways to protect yourself here other than GUTTING?

I read a post on another board recently where a new investor was searching for a way to find the owner of a property. I just wanted to remind everyone that all of this information is public record. You should not pay to find this out!

Just locate your local assessors office (most are online now), and you should be able to lookup the owner of properties by their address. Good luck to everyone!
