Hi there!

Is it possible to short an equity line? Or better yet, can you purchase it from the lender as a note?

I ran into a person in this scenario:

1st- 600K
2nd- 150K equity line

Market Value- 780K

NOD filed in June. One of the person on the loan owns another property which has equity. Does that mean there is no way we can do a short sale?

Hi,

I'm meeting with an owner in default for the first time tomorrow or maybe the day after. What kind of info should I get from her?

And what do I need to bring? Should I bring any documents for her to sign? Maybe at least an authorization form so that I can talk to the lender? What about a digital camera to pick pictures of the property? This is a possible short sale.

Sample scenario: 1st is $400,000 and 2nd is $100,000.

If the 1st files foreclosure, will the 2nd lose everything? Is the only option for the 2nd to bid at the auction?

If the 2nd files foreclosure first, no one bids and they have possesion of the property, what happens next?

You mentioned that the first can foreclose. And if that happens, does the mean the second have to bid at the auction or they lose everything? Thanks!

Hi,

My name is Shawn and I'm very new to the real estate investing business. I have only read a couple books and online courses so far. Since I am in the Los Angeles Area and with all the facts and numbers about foreclosures, I really want to focus on capturing the opportunity in pre-foreclusre investing.

A few months ago, I have placed classifed ads targeting some lease option buyers and sellers. I've got some response and I believe I have passed up a couple short sale opportunites.

I am currently working for a real estate development company and has a real estate license. I would really appreciate all the experts and experienced investor out there to help and guide me as I am starting my investing business. Any guidence and tips would be very much appreciated. I really really don't mind sharing any profits with any mentor/partners as long as I can get my foot in the door.

What should I do to get started? Thank you in advance. Hope all of you out there are having success.
