I googled the Mississippian play and funny thing - there is a strong band of production ~30miles SE of my folks home town of Larned KS.
All the old folks have passed on now, but I wonder if any of their kin have any interest in the play??? M

Trevor, I've heard that over and over, and I'm really sensitive to it. Folks that have lived their lives with a certain set of values are now faced with "decision-time". Do I stay and deal with it, or do I retire to FL? I flipped some HI properties 5-7 years ago. Same thing there - the locals were very resistant to "the boom" and lots of negativity came out. I still have one property there, but it's in an industrial park, so the game is a bit different. Not the hard feelings that I experienced from the residential development on "their" land thing.

Hi folks, thanks for your input. Being from a longs ways away from this property it's important to me to gather as much info as I can, from every source I can find.
That said, the news about Williston is no secret. National press has been flooded with stories. I found my property on a Craigslist ad and then contacted a local surveyor to check it out for me (third party). Then I contacted the local building dept, planners, etc so I had good confirmation of value.
I believe in "following the money". When the market went nuts in SoCal I took my equity off the table before the bubble burst. I believe that bubbles will always burst, so I try to buy low, sell high and move on. However, this scenario seems to be longer term to me, and now that I'm thinking more about retirement and not so aggressive I'd like to get some stable (rental) income. I realize construction workers are tough on housing, however isn't the goal to lease directly to an oil company and make them wholly responsible for the rent and damage?

Hi All, I have "the burning question" to ask of you. I live in CA, and like many investors, when the RE market collapsed here, I looked around for a better market to invest in. I finally bought a 1A lot 5minutes west of Williston ND and thought of building a rental unit for income. I bought the lot from a builder that has bid on the construction at $275k for a 3/2 and 3/1 duplex. If it were YOUR money, would you build a duplex, sell the lot for a small profit and roll into an existing rental property, or pull the plug on ND because the market has peaked and invest elsewhere? Thank you very much for your time and opinions.
