Hi- can someone speak to requirements by city to do either short term or traditional rentals? 

I am interested in the Northwood area and to the north, and with the Rybovich development going up, see a lot of promise there. Anyone follow that too?

Thanks for the feedback all! What we are looking for: As savvy multi-unit, long-term investors/managers, we are not really into flipping. But I am also looking at buying a handful of homes/duplexes/triplexes in the same area, if there is not ideal big building that fits the bill. We don't mind some capital improvement projects as long as we can re-coop in a 3-5 yr window. Budding areas with walkable areas and good schools or close by universities are ideal. We are coming from heavy rent-controlled jurisdictions, which I am assuming in TN is much more open to favorable landlord/tenant relationships without all the rules? Because we already have property in ATL I would love to hear about the southern TN area for ease of managing. Thanks!

Hi all- Wondering if single family homes are better as an investment vs multi family buildings? Looking at Nolensville, Franklin, Murfreesboro, and Goodlettsville. And what small towns have good schools along with cute downtowns that I have not listed? 

I am also wondering about Knoxville/Signal Hill. Thanks.
