If there are any real estate lawyers that can help answer this question, then I would greatly appreciate it and I promise to pay the kindness forward.   :)

CONTEXT: I'm setting up a WY LCC as my parent holding company along with a DBA attached to it simply for branding purposes. I then plan to set up one LLC in each state where I invest (e.g. TX LLC, NJ LLC, NC LLC, etc.).

GOAL: My main concern is security, anonymity, and isolating risk that may bubble up from one of the individual state LLCs, God forbid. I've heard many times that one's LLC structure and good insurance act as the two main pillars to protect myself and my family from any issues that may arise down the road.

QUESTION: That said, I would love some expert POV on which of the LLCs I should publicly affiliate myself with as the Founder & GM. Is it ok to publicly attach myself to the WY LLC DBA, or is there a smarter way to approach this? Am I putting me and my family at risk in anyway by attaching myself publicly to the WY LLC DBA?

Unlike a 506c, which you can promote online (social media, newsletter, etc.) and solicit prospective investors publicly, I believe that you can not solicit investors or business publicly if set up as a 506b.  What are the broad strokes (rules) around what you can and can't share online about your 506b deals?-

- Can you post about the property online BEFORE purchasing it to socialize what you are up to as long as you do not include a solicitation message to join in on the deal? 

- Can you post about the property online BEFORE purchasing it to socialize what you are up to along with a generic call to action (CTA) such as "Visit our website to learn more about what we do at XYZ company."

- Can you post about the property online AFTER purchasing it when there is no more need for additional investors or partners?

- Can you post about the property online AFTER purchasing it to simply share the news across your network and show appreciation for your team around a specific deal even if you do not include any solicitation message or CTA?

Do you have any advice, websites, or tools that help you easily find local market CapRates in an area (estimates, averages or ballparks will do).
I'm just trying to get an idea of baseline or avg CapRates around diff areas of interest.

Does anyone know of a good online source for Annual Median Rent across all USA Counties?

I'm looking for current rent data (at least up to 2021 even if 2022 not available yet) and historical rent data (up to 10yrs back)?

>> BONUS: If the source also offers an API so I can import the data directly into BigQuery, then that would be the ideal scenario?
