I do not mind acquiring properties on the opposite side of the river or even out of state. For the properties far away I will go with a management company. Within 30 min. and safe to hang around, I will manage. It will depend on the property.

Hello everyone,

I am new to the forum and I just wanted to introduce myself. I am 23 years and just graduated college last May. Right after college my girlfriend and I bought a house and have been trying to start our post college lives. We enjoy it so far.

I want to get into Land lording. I want to start with multi-family homes and move my way up in my career to apartment complexes in the future. I have done a lot of research and have ran numbers and looked at many fourplexes for sale around the area. I do not believe I have found a worthwhile deal yet, so I am staying put till I get 75-100 dollars a door using the 50% rule. I believe this is where I need to start. I am also trying to find all owner financing deals early on so I get some properties under my belt without a mortgage from a bank.
