Ya I had a realtor on my last deal and she was embaressed to put in my offers and eventually just stopped returning my calls.

Well im just asking becuase Im not a full time investor yet.

And ive been refered to an agent that deals mainly with REO's and shortsales. From what I see and read on this site is most of the investors find the deals on there own.

Wondering what characteristics make up a good REO agent?

Thats still a great deal! I dont do many loans under 80k for that very reason people get hammered with pts on little loans.

Did you have to put anything down with that loan?

Our investment property loans are 90%ltv and we go off of the purchase price for calculating LTV

I like what you were doing All Cash, that would allow me to build my rental portfolio while still bringing in capital that would allow me to become "all cash"

My plan for 2008 is to pick up 4 rental properties and 2 rehabs. That might be a little aggresive but thats just my personality haha!

There really isnt an easy way or list that I know of. That isnt the only declining market indicator though. There is another through OFHEO which can mark it as well.

Rate and term transactions are not affected by these though only cashout loans and investment properties are smacked.

It sucks but its gonna be around for a while so time to get creative!

Any FannieMae back lender will have the same guidelines as Citibank. So your best bet is to really look at small local banks and credit unions beacuse they have more leniant lending standards. :superman:

I work for a large direct lender and there are very few counties in the us that are not declared "declining markets"

I really like the buy/hold strategys of some of the investors on this forum (MikeOH).

But my question is do most of you rehab houses as well? To generate more instant cash on top of the cashflow from rentals?
