 Hi Michael.  I am researching those areas as well.   I am a licensed realtor in Georgia and South Carolina and Bluffton/Hilton Head Island is one of the markets I serve.  I am hoping to visit Myrtle Beach area in a few months to evaluate the area in person.   I will pass along any information I come across.

We have an STR in Pooler, Georgia (just outside of Savannah) and use Steadily for the insurance. They put both my husband and I on the insurance along with the LLC. The property is titled under our names which is why they did both. But it may be different if you are titled as the LLC.

 @Matthew Tregoning - thanks for sharing! Yes, I have been doing some research and starting to hear Satellite Beach is not STR friendly for rentals less than 30 days. I have also heard Cocoa Beach is more friendly, and we are open to all areas if the numbers work.

Your feedback confirms a lot of what my research is finding and I appreciate it!

I am planning way ahead so we can budget for the future downpayment and renovation / start up costs.

 Hi @Samuel Boyd- great question. I am looking for both. My husband and I have a goal of having 3 STR's over the next 5 years. We currently have one that just launched in Savannah, Georgia, and thinking about saving up for a beach market next. My husband and I would like to STR it and personal use a few times a year.

We are checking South Carolina areas as well but Florida is warmer in the winters than SC.

In general I treat the AirDNA estimate like a Zillow estimate.  In areas with a lot of similar listings, they can be very accurate.  Having a unique property or not many comps, it can be downright useless.

@Andrew Steffens - I am using the paid version.  And I agree the unpaid is useless.   I know I have to dig deeper with the numbers, but because of the data I am currently seeing,  I am not sure if I want to continue paying for it.

It is an algorithm. What you put in to it, it spits back an answer. The more data you get the better the answer.

So if you use it in a very popular area with lots of STRs, you will get a better and more accurate information than if it is used in an area with less.

@Michael Baum I was comparing 2 beach areas. One area has over 1,000 STR's and I am told competition is very tough and the market oversaturated. The price point is higher in this one.


The other area had 150 STR's and I have been told by a number of investors and STR insights that it's an area that is better for STR'S (lower price points and less competition).

However, AirDNA has the oversaturated market (supposedly) as the better investment per the numbers?

I am researching some different areas for investment on AirDNA and noticed areas that are supposed to be performing well were different than what I have been hearing from the grapevine/networking. 

Curious about what others that have used AirDNA have experienced?  Do you feel that the data is accurate for areas you are investing in?

I will mention that OwnerRez solved one of our earlier headaches - it allows real security deposits (even with Airbnb bookings).  A security deposit is peace of mind and we've only had to collect from it a few times (probably because people behave when there's a security deposit on the line.)  :)

OwnerRez also has built in rental agreements, e-sign and archiving.

We meant to replace TouchStay but it's so darn useful when we need to update the guidebook really fast.  It's worth the cost IMO.

@Matt Mertz - have you thought about using OwnerRez 's 3rd party vendor for damage protection policy?  I just started doing that and trying to figure out how to charge the guest since Airbnb doesn't recognize or have a line item to charge for that.  It's pretty reasonable and depending on the policy chosen, covers much more than a few hundred dollars for a security deposit.
