Agree w/ Janna and Robert. The companies I work for often form an LLC (i.e. 123 Fake St, LLC) and then have one of their property management LLC's take over once the work is done. Separating groups of properties into multiple LLC's is also recommended. Limit exposure as much as possible.

Former Iowan here (Clinton & Ames) & new to this forum. I'm not sure how many units you're buying for but I buy about $10 million worth of materials every year in the Chicagoland area. I might be able to set you up with some good discounts and account reps in your area if you were interested. 

A few things I want to point out:

1. Home Depot also offers rebates up to 3% in addition to the 10% off you've been getting through Pro Extra Rewards. 

2. For water heaters, you may want to get a quote from your local Ferguson if you haven't already. 

3. Even if you're doing a couple units per year, you should be saving a minimum 40% off list on SW's paint

4. I'd recommend trying to get a hold of GE Direct for appliances - worst they can say is "no".

Hi all!

I've been a purchasing agent for a handful of property management companies & rehabbers in the Chicagoland area for just over 3 years and love this industry! I buy materials for upkeep on about 8,000 units and 4 rehab projects per year (which means I get to spend about $10 million of someone else's money annually!). Anyhow, I just stumbled across this website a couple hours ago and love the concept so I decided to join in the hopes that I might be able to share and gain knowledge with/from all of you go-getters! I'm also interested in beginning to attend more networking events in the Chicagoland area (weekends only as my job keeps me chained to the desk unless I'm visiting a jobsite) so if you hear of any, please keep me posted.

Hi all - I realize I'm a little late to this thread but... I've been working as a purchasing agent for the property management & rehab industry for about 3 years. Recently, I formed a buying group that would be able to help you save 40% or more on paint through either Behr OR Sherwin Williams plus significant discounts on everything else you buy (Appliances, parts, plumbing & fixtures, flooring, blinds, etc.). In addition, I believe I can get you in touch with the right people to start saving you 10% off your emergency and one-off purchases @ your local Home Depot. There would be no cost to you and all I'd ask in return is maybe a nice word or two. 

Also... sorry if shameless self promotion isn't allowed on here. Does anyone ever read the rules and regs before joining an internet forum though?
