Hi everyone, I finally found a house that I'd like to pursue as a house hack. After reading a lot of books and forums about it, I'm ready. 

It's a single family home 4 beds and a full basement.

My plan is to rent out the 4 beds upstairs and live in the basement, BUT I got information from someone that I might have problems with lender and insurance because the basement is not a separate unit? All the content I read I never heard of that before...even Brandon and David mention all the time how you should get a single family or multi family (there are no multi families in my market...). 

What he said is that house hack is only for multi family. Does anyone know if this information proceeds? How do I verify it? State is MD.

Hi everyone, I'm out of state and I'm looking to connect with an investor friendly agent (that has worked with out of state investors before) that can help me look at properties and also give me good insight on neighborhoods.

If anyone has any recommendation let me know!

If you also have any advice for me about the area would be great. I'm reading great things about it but would be good to hear from the locals!

Since Im doing this own my own, I'd like to stay under 350K and 5% down as this would be my primary home, and yes I'd be open to a house that needs some renovations, I work in DC but only 3 times a week. So as far as my search went the options are:

- condos (but the high condo fee scares me and also kills any cash flow)

- the townhouses - they also have HOA, and the ones that have good school ratings are higher than what Id like to spend

- sfh is out of the question on this price range, even though MD has some , but they all in neighborhoods that look not so nice

- The affordable areas have bad schools and I was told by agents to stay away - such as PG county, Woodbridge, Manassas, 

I'm thinking here that with 5 % down I would never have cash flow, specially if I move out. I'm getting a little discouraged :/

Any good areas (though affordable) in Nova you would recommend?

Hi all! I'm new to Real Estate investing and I am in Northern VA (near DC) area. I'm looking to purchase a property in this area or Maryland. I'm willing to live in the house for a while, househack then rent it out. But everything seems to be extremely expensive, if it's cheap it's because the area is not good!

Could you recommend of areas that I could get a good rental (some cash flow) and appreciation? I'm having a hard time finding those neighborhoods
