Hi Everyone! We're pulling permits for work on the home and it says I need a primary contractor on record. We want to do the work ourselves. Has anyone had to deal with this before? How did you navigate it?

HELP please!

I inherited a tenant that is scheduled to move out by end of month. This tenant has agreed to vacate, do a final walkthrough on 1/31/2022 and hand hand over the keys.

Today, 1/30/2022, they emailed and said they aren’t moving and to go to the courts to file for a legal eviction.

The building is unsafe and we need to do repairs. We need the building vacant before the structural repairs can be done. We don’t want anyone to get hurt on our property. Has anyone had to deal with this before?

We are in Baltimore and it’s a triplex. They are the only tenant left before we can begin construction.

My first home purchase will be a house hack and I’m having trouble locating an insurer.

Details of property:

3-unit

Mixed use

Ground floor is a hair salon

Other two units are residential

I will live in one of the units

I can’t understand why this is an issue to insure. Any insight or recommendations of brokers/insurers?
