@Chris Martin - I am not familiar with Ambler as I grew up on the Main Line. I have been searching and analyzing deals in the area and have come up short each time. Either its the property needs too much work for our budget, won't even come close to cash flowing positive, or the neighborhood is so bad I wouldn't venture there. 

P.S. Best cheesesteaks are John's Hot Pork Sandwich Shack on Columbus and Snyder down by the piers.

Hi BP! I am looking for information and guidance on investing the in the Fayetteville, NC area. I have only ever bought homes in PA. What is required to purchase an investment property in Fayetteville? Also, who are all the participants in the transaction? I know you have the seller, buyer, listing agent, buying agent, and lender. Are there any others involved? Attorney? Title Company? Help me by walking me through a hypothetical transaction. Thanks!

@Kyle Jensen - Thanks! Would you consider the $15,635 a good return for your business? Is this a full time endeavor for you? I am trying to gauge what to measure potential deals by when it comes to profit amount. I look at your numbers thinking that would a be a great return for the time frame you had your money invested.

@Kyle Jensen - thats great! I'm glad you were able to utilize a good exit strategy, even though it wasn't your primary one. If you don't mind, can you break down your investment costs and potential profits? Purchase price, Rehab costs, Operating Costs (incl. sale closing and carrying costs), Sale Price, and Profit.

@Kevin Moules - this is a great story and project. I look forward to watching the rehab come to fruition. You mentioned you found this deal on Redfin. Was that through your own searches, emails from your agent, combination, or something else? 

I have been looking for a BRRRR property in the SE PA (Philly suburbs) and I haven't found one that pans out numbers wise yet. Still looking though!
