Are there any positive cashflow rental investment neighborhoods in nevada? I am looking to invest upto 400k in a buy and hold property but want the rental to pay for mtge+expenses(property mngmnt) and provide marginal cashflow. I am looking for class A/A- areas that rent easily. Would love to get your feedback on zip codes to look in!

I am scouting places for rental investment and wanted to ask if riverside has any scope? I understand real estate market is red hot nationwide but if i were to hold for a long term investment, does riverside offer any potential? what kind of demographic would i be looking as tenants? if the market rent friendly? what neighborhoods are attractive? what rents can the units fetch in today's market? Are there any real estate agents who specialize in rental investments on this forum?

Yes I am not looking for major revenue stream from my investment, something that pays for PITI and expenses would be great. Long term appreciation would be good. Texas (Austin, Dallas) are also on my list and similar to Boise in terms of cash flow (from what I read online). This is my first out of state investment not sure how maintenance would go. Ideally I would like to hire property management company to manage but it all depends on the cash flow.
