Looking for experienced investment folk or people who have rolled over their 401k into an REIT/IRA for real estate investing/ flipping.

I am also open to network for info on how your experience was through this and some recommended providers of similar products.

Once done I’m looking to flip houses. Let’s talk

@Zijuan Capps I assume you may have already taken care about this - watch out for is the appraised value. Recently due to low interest rates home appraisals are a bit lower than (read way below) previous estimates. Look at Zestimate or Redfin estimates to ensure its inline with the above numbers. This will impact the value of payout. Next is the repair estimate vetted by 3-4 GCs and if there are any other lines on the property.

As for the rentals, I am learning to look for:

- are there similar properties available for rent

- have any of their rent recently reduced

- overall neighborhood classification

- access to stores, major highways etc

- schools already in session so may not be lucrative

- cash flow and IRR ( I am still figuring out IRR)

@Arianne L. Thank you for the response to my post and the book recommendation. I have ordered 12 week year along with Big Leap and Pumpkin Plan.

Thank you for simplifying the steps and add ons of integrity and focus.

A bit of background, after the 2 SFH rentals, I realized I needed to complete 15-30 deals to get to lean financial freedom vs a shorter time in a couple of MFR deal.

In my research to get into Multifamily rentals led me to finding biggerpockets a few weeks ago. Like most of the people sharing, I am getting through the podcasts and found the one with Brandon and Cardone. I felt I wasn’t making traction due to analysis paralysis or the information overload. A few posts from the forums and now your insightful posts/responses streamlined steps helped me get past that.

I’m now researching to get 1) Deal under contract and 4) business plan to close 1) including the value add/ asset management.

If there is a MFR deal with 50k-70k and 25k in renovations I know I can get / have the finances aligned. I hope I'm not coming across as arrogant. I am a big believer that action speaks but it's the minute information that I am missing or not aware to recognize to get 1&4 complete as of now. I will persevere and get it completed. If possible may I reach out / connect with you on filtering out a few questions.

@Arianne L. Thank you for replying back to my query. I am not in a position to “House hack”.

I am in a similar situation in life - have a lot of family back home. I am thankful that I can visit them once every two years. My goal is to get to once a year. I am close to my extended family of aunts and uncles. Recently I lost my aunt early last month and couldn’t make it to support my mom and the family. This is my motivation to get that travel freedom.

It is true I am not happy at my current role due to lack of growth.

I am still learning - I have lined up the biggerpockets blog posts, posts in this forum, podcasts and book recommendations etc.

For now to get into multiple deals I am told I need to raise capital for down payment as of this post. I am working on getting some equity lined up.

My final goal is to be in MFR and understand it's the down payment I need to get lined up. If it's ok may I ask discuss more via a DM or call. I am open to suggestion - out of state investing.

Again, kudos to your team and you. Looking forward to sharing a similar post in a few years.

I am new to bigger pockets. I have purchased two turn key SFH as rentals - 2016 & 2018. Both are in DFW. I am realizing I need to get a few flips done to be able to scale the finances and accelerate financial freedom.
