I think in some ways Zestimate is setting the market. As a real estate agent I do a CMA to determine ARV on a house i would like to flip. I do check the Zestimate as i know when selling the house a prospective buyer will be looking at that number. If the Zestimate is too low I will probably walk away from the deal.

There are other markets that have the same type of benchmarks.  In the credit markets everyone is looking at the Fico score.  I have seen cases when these scores were terribly wrong.  Should a consumer be able to sue Experian or Trans Union because they feel they are being denied a purchase due to faulty scoring? In the Auto industry used cars are all valued based on book value (Kelly Blue Book or Nada).  Should a consumer be able to sue them because the value seems to be wrong?

Thanks for the response.  I do think your idea makes sense.  The broker does have NAID# and we can call in offers.  I guess i am trying to figure out if there is anything that prohibits me from calling it in and leaving the commission.  I need some sales transactions and my broker could make a little money.

i am a new agent and signed up on hud.  Am i able to place a bid on a house i am buying as an investor?  My broker believes that i would not be able to receive commission on a house i am buying as investment.  Any help is appreciated.

i was under the impression that you could no longer do balloons with owner financing after the Dodd-Frank changes.  Is that correct?

what a nice house.  I am not a fan of zestimate at all.  Unfortunately, i see many buyers that believe it is the actual value of the house.  It may be that some people are using the 30k lower zestimate.  I cant think of any other reason this house is not selling.  Wish you luck.

Thank you all for the help!  I am amazed at how helpful this site has been.  I showed all of these comments to my contractor.  The rest of the house has wood trim around the windows so based on the comments here we decided to leave as is and offer to paint.  Also, based on the feedback my contractor talked me into not doing the back splash now but including it in the sale.  he went to home depot and got a sample of three back splash tiles as recommended by the group.  we are having an open house next week and offering any prospective buyers their choice in back splash.  I will see how that goes and update.  Thank you to everyone again, i really appreciate it.
