I haven't tried the calculators on BP but might also be worth it to run your numbers with an extra 12% for property management. I understand the buyer needs to do their due diligence, but it could potentially save you from wasting your time and theirs.

@Christy Barton I've listened to several of the BP podcasts so far and have heard horror stories of mistakes investors have made starting out. I'm glad that you were able to recover and press forward. I consider that a solid investment in education. 

I just finished my company branding package and ordered my business cards today. I will be attending REIA groups in my area to connect with RE professionals. I have also purchased a domain name and am shopping around for website hosts. My next step will be direct mailing. I will be searching for single family foreclosures around Davidson/Williamson county.

How did you build your list for direct mail? I've heard their are websites that provide information on foreclosures so that might be where I'll start.

My partner and I went for a drive around our area today to see what we could find. Along the way, we noticed only 2 bandit signs, both from the same business. I'm not sure why that might be, but we may consider doing signs as well. We still have a long road ahead of us but are looking forward to the journey.
