Say you're building a cabin and you have 5 full baths (4 attached to bedrooms), what mixture would you use for shower vs Shower/tub combo? 

A few things I'm thinking through:

-Do tubs increase your liability due to slips?

-Does having step-in showers appeal to the older guests?

-Would having all showers and only one shower/tub combos be best so little kids can still have their baths?

-Do cleaners prefer one over the other? 

Looking forward to hearing your thoughts on how you would optimize the bath set-up! 

Post: Contract in LLC’s name, but deed in personal name?

Long story short, I was under contract for a lot. However, I’m not able to access the septic tank for inspection and the seller isn’t willingly to offer an assistance to access the tank or consideration to make the deal go through.

When this property goes back on the market, I want to offer on it again as my LLC, but a lower price to reflect the increased risk on my part.

Question: With a cash purchase can I go under contract as an LLC and then just have the deed in my personal name? I considered doing a contract assignment, but don't want the seller to look at the final documents and see the original buyer's name all over the paperwork and they try to back out (using standard TN Realtor's form).

I’m open to any other ideas on how to avoid the seller knowing it’s the original buyer they are under contract with.

I’ll be getting stationed in Monterey, CA for 18 months. My housing allowance is just over $3800, but if I live in government housing they take it all (includes utilities). However, I’m curious if there are some creative investing strategies to leverage while we are here to maximize this opportunity. House hacking would be difficult since we have a newborn, unless we can find something with MIL apartment or some serious separations between rooms.

I'm I crazy for even thinking about buying? Still have the VA loan I can leverage and extremely low debt to income ratio.

@Roy N. and @Steve Babiak good to know.  I personally haven't used this tip (haven't done an extensive rehab yet), but I know of some investors that utilize this method within my market.

There have been some amazing TTPs that have been mentioned, and many I'll be implementing.  One tip I didn't see was during the rehab phase swapping out the sub-floor for pressure-treated plywood in the wet areas (bath, Laundry, etc.).

@James Cash I’m curious your thoughts about Anchorage now? Do you feel the housing has stabilized in the area? I have been out of state for about 6 years and looking to get a pulse on the market (military). I’m hoping some others from this old thread will jump in as well.
