I agree, get a bundled policy with your home, car insurance.  Mine is through Allstate, but all insurance companies write them.

Zelle was the best way, since younger tenants don't have checking accounts.

After I lived through the Tamarrack and Caldor fires, and then the outcome of the recall. I think there is a tsunami coming from CA. It comes down to are you willing to give up your freedom for staying puy and ignoring the changes?

Zillow is compromised since it went public a year ago! It bought up all the competition. Now you have to pay for their service and get no support. Try Facebook marketplace, Or get a friendly realtor to list it on MLS.

I just drove from Yosemity to Placerville , my first post Covid trip. It is depressing. May be not that much Covid related, a lot of closed small business, neglected farms, high grass where cows used to graze. There has been a lot more wrong with CA , Covid was the straw that broke the camels back. The large cities may not showing it, but the country side does.

Just had 3 turn overs in half a year, the lesson I learned : extenants are never happy. They never clean to professional standards, they never leave the property with fully working light bulbs. So I put all that in the new contracts.

The Reno market is on fire! I actually backed out of a deal last year because it was still tenant occupied and they had been laid off. It sold a month later at a higher price. The market just is not investor friendly. Add the fact that Washoe county wants to know how much rent you collect and if that includes the utilities. Also the tenant quality is changing with half of Northern CA wanting to move here.  So I have been contemplating to sell and relocate my rentals to a less expensive and volatile state.
